Chapter 10 - The Land FundThe Mercer Land Opportunity Fund was worth approximately $86 million.

It held undeveloped land acquired over decades.
Most parcels were boring.
Industrial edges.
Future residential corridors.
Old family investments.
To Helena, however, the fund represented something else.
Access.
If Mercer Development partnered with Helena Capital, management fees alone could produce millions.
Natalie had understood that.
Emails showed Helena pitched the partnership five years earlier.
Graham supported preliminary discussions.
Natalie questioned the structure because Helena’s proposed company would receive fees even if investments underperformed.
Adrian’s father ultimately declined.
After his father died, Helena approached Graham again.
Then Adrian met Monica.
The timeline looked suspicious.
But Rebecca remained cautious.
“Suspicious timing is not proof your marriage was fabricated.”
Adrian nodded.
He needed to hear that.
A forensic review found no evidence Monica received money for marrying Adrian.
No contract.
No secret payment.
No message saying marry him for access.
Instead, Helena manipulated opportunities.
She placed Monica at the gallery.
Encouraged the relationship.
Coached her.
Then leveraged the marriage once it became real.
That distinction mattered.
Monica had not married Adrian as a paid conspirator.
She had married a man she probably loved inside a situation her mother engineered.
Adrian did not know whether that made him feel better.
Maybe someday.
The inflated vendor-fee investigation produced clearer wrongdoing.
Helena’s company received $193,000 in unsupported fees.
North Vale Advisory received $417,000 under Monica’s name, though much of the money went to Helena and Martin.
Graham’s conflict tainted approvals.
The special committee demanded restitution.
Helena refused initially.
“These were legitimate consulting services.”
“Document them,” the committee said.
She could not document most.
Negotiations began.
Adrian stayed out.
His marriage was already enough.
Monica requested supervised contact with Eli.
Adrian said no.
Not permanently.
For now.
Dr. Meyers agreed.
“Eli is too young for contact to be about closure for Monica.”
That sentence guided Adrian.
Monica wrote Eli a letter instead.
Adrian read it but did not show it to his toddler.
Eli, you trusted me and I frightened you. You called me Mommy, and I did not behave like someone who deserved that word.
Adrian stopped.
The letter continued.
You were not a nuisance. You were two.
That sentence hurt.
Monica did not ask for forgiveness.
Did not ask Adrian to bring him.
She ended:
I am sorry I made my feelings your problem.
Adrian placed the letter in a sealed file for Eli when he was older.
A week later, Monica filed for legal separation.
Adrian had expected to be the one.
He called.
“Why?”
“Because I keep waiting for you to decide whether I’m still your wife.”
“You are.”
“Legally.”
Monica’s voice shook.
“But I don’t think staying suspended is helping either of us.”
“Are you trying to force a divorce?”
“No.”
“What do you want?”
“To stop using marriage as permission to remain close to Eli while you decide.”
Adrian went quiet.
That showed more awareness than he expected.
Monica continued.
“My therapist asked what I would do if Eli were someone else’s child and I had done what I did.”
“What did you say?”
“I would tell the parent to keep me away.”
Adrian closed his eyes.
“Okay.”
They proceeded carefully.
No public war.
No custody fight—Monica had never adopted Eli, so she had no parental custody rights.
No attempt to turn him into marital property.
Their prenup governed separation.
Helena was furious.
She called Monica “weak.”
Monica did not return home to her mother.
That mattered.
Then Helena made a mistake.
In an email to Martin, produced during the financial investigation, she wrote:
If Monica walks away now, everything I built through this marriage disappears.
Everything I built.
Through this marriage.
The sentence did not prove Monica married Adrian for money.
May you like
It proved Helena saw the marriage as an instrument.
And Monica finally saw it too.
