Chapter 10 - THE QUITCLAIM DEEDNaomi spent an hour explaining deed.

Mallory wanted simple.

“Would signature have given house away?”

“If validly signed and delivered, yes, the deed draft purported to convey your interest to LLC.”

“Could I undo?”

“Not automatically.”

“If fraud, coercion, lack capacity, etc., litigation.”

“But if you knowingly signed after explanation, very difficult just regret.”

Mallory felt cold.

Bernice was not magically stealing.

She was trying get Mallory voluntarily—though manipulatively—to sign away ownership.

That was scarier in some ways.

“Why quitclaim?”

“Common conveyance form.”

“It transfers whatever interest grantor has, without certain warranties.”

“Not inherently suspicious.”

So document ordinary.

Context wrong.

Mallory imagined party:

Twenty relatives.

Cake.

Bernice speech about Caleb.

Finn? No, daughters Wren/Elsie.

“Protect girls.”

Gordon explains.

Mallory overwhelmed.

Maybe signs to stop scene.

Would she?

Probably not.

But Bernice thought yes.

The signature practice may have been to familiarize? Her attorney claimed she was “testing appearance” for draft. Absurd.

Naomi said:

“Do not focus solely forgery.”

“Attempted undue family pressure is enough to set boundaries even if no crime.”

Good.

Mallory filed no dramatic lawsuit yet because no recorded deed.

But she sent formal revocation/no authority.

Identity monitoring.

Lock change.

She also updated estate plan.

Important:

Mallory created trust for daughters with independent trustee if she dies.

House could be held/sold according to needs.

Bernice not trustee.

Maternal sister Rachel backup guardian? Suppose.

This triggered Bernice when later learns.

Mallory chose based professional advice, not revenge.

Wren not told details.

Bernice learned through lawyer only if necessary? No.

The quitclaim deed became symbol.

Mallory kept copy.

Not signed.

She wrote across her personal photocopy:

NO.

Then laughed.

Naomi:

“Not legal function.”

May you like

“Emotional.”

Fine.
