Chapter 12 - THE RELATIVE WHO REFUSED TO LIEAudrey Keene became unexpected ally.

Forty-one, Caleb’s cousin.

When Naomi asked for statement, Audrey hesitated.

“Family will call traitor.”

Mallory:

“You can say no.”

Audrey looked.

“You’re not pressure?”

“No.”

“I’m not Bernice.”

That landed.

Audrey gave statement willingly.

She recounted overheard conversation:

Bernice to Gordon:

“Mallory will be too busy with birthday to read everything.”

Gordon:

“She has to.”

Bernice:

“Everything matters if she transfers title.”

Audrey heard.

Children learn adults apologize.

Audrey’s statement strengthened civil/ethical case but perhaps not criminal by itself.

Then she revealed financial clue:

Bernice asked to borrow $80,000 six months earlier.

Mallory froze.

“Why?”

“She said short-term liquidity problem.”

“Did you?”

“No.”

“Did she say amount owed?”

“No.”

“She sold condo?”

“Yes.”

Money.

Now house motive beyond pride.

Audrey:

“She also asked Uncle Dennis if he’d invest in LLC once house transferred.”

“What?”

“She said equity could support development deal.”

There.

Bernice planned use house equity.

Not merely preserve.

This is major reveal.

Naomi now had reason investigate with legal discovery if Bernice continues scheme, maybe Mallory could file suit for declaratory relief/attempted fraud? Since no transfer, obtaining Bernice financial records via discovery not automatic. But Bernice eventually admits because Gordon file notes proposed refinance after transfer.

Gordon draft business plan included:

LLC obtains line of credit against property to fund Oak Brook development.

Mallory saw.
