Chapter 21 - GAVIN FINALLY TELLS THE WHOLE TRUTHGavin’s independent counsel negotiated his role.

He admitted to lender he knowingly represented expected ownership before confirmed.

He denied creating fake signature.

Evidence supported he did not edit deed.

But he saw suspicious process and chose not to investigate.

He provided texts.

One devastating message he sent Brenna:

If Adriana ever asks, say Dad arranged before he died. She won’t fight family publicly.

Adriana read.

That hurt.

Not forgery.

Manipulation plan.

She confronted later after legal clearance.

“You counted on my shame.”

Gavin nodded.

“Yes.”

“You thought family reputation would keep me quiet.”

“Yes.”

“Why?”

“Because it always kept Mom quiet.”

“I learned wrong lesson.”

He cried.

Adriana did not hug immediately.

He continued:

“I knew deed process didn’t make sense.”

“I told myself lawyers handled.”

“I knew Mom was unhappy.”

“I told myself Brenna stressed.”

“I knew you didn’t approve events.”

“I told myself you didn’t care because overseas.”

He named lies.

That mattered.

Adriana said:

“Cooperation doesn’t erase.”

“I know.”

“Good.”

He accepted civil liability and bank settlement.

No criminal conviction? Prosecutors gave him non-prosecution/deferred due cooperation and lack direct forgery evidence? Could say not charged with forgery after investigation concluded evidence insufficient to prove he created or knowingly submitted false signature beyond reasonable doubt; he remained civilly liable for misrepresentations and repayment. Realistic nuance.

Brenna hated his cooperation.

Gavin answered:

“I betrayed people before I cooperated.”
