Chapter 14 - THE HOTEL COULD BE LOSTThe Imperial Astor was not merely another property.

It had been Westmore’s flagship for thirty-two years.

Richard’s father bought it when Times Square was still rougher, before luxury redevelopment changed surrounding blocks.

Claire grew up attending Christmas brunch there.

Her eighteenth birthday happened in rooftop salon.

Her wedding took place there because Evelyn said:

“This is where family began.”

Now the hotel might be sold.

Ava studied refinancing model.

The debt itself was manageable if:

occupancy stayed strong,

no recession,

rates eased,

renovation cost controlled.

Too many ifs.

Bennett Trust investment committee met.

Three options.

Guarantee refinancing.

Inject new equity and dilute Westmore family.

Refuse and let Westmore sell assets.

Ava favored conditional equity.

Not guarantee.

Guarantees socialized downside without governance.

Richard hated.

“You want more control.”

“I want risk matched to rights.”

“Your father trusted me.”

“My father also had covenants.”

Richard went silent.

Ava produced old 2009 agreement.

Arthur Bennett had required:

employee retention minimum,

debt caps,

independent audit,

board seat.

Not charity.

Richard had romanticized rescue.

Ava had documents.

Claire attended.

She said:

“If Bennett puts new money, I want independent director too.”

Richard looked stunned.

“You’re siding with them?”

“I’m siding with company.”

“This is family business.”

Claire’s voice remained calm.

“That is exactly why conflicts happen.”

James sat as observer but did not vote.

His father’s advisory contract was suspended pending review.

The atmosphere was painful.

At one point Richard looked at Ava.

“You come to my daughter’s wedding as family and two months later threaten dilution.”

Ava flinched.

Claire intervened immediately.

“Do not use my wedding against her.”

Richard stared.

Claire continued:

“She came because I asked.”

“She is doing her job because you asked Bennett for money.”

Silence.

That was moment Richard realized his daughter was no longer child he could shield through emotion.

Negotiations continued.
