If Logan dies, his interest passes under survivorship depending deed structure. Wait joint tenancy with right of survivorship would automatically pass Megan, not through will. To allow forged transfer of his half, a joint tenant can sever. Original deed maybe joint tenants with right of survivorship. Forged quitclaim to trust severed if valid. Darlene wanted avoid survivorship to Megan. That's motive.
Mara explained:
“Your original title meant if one died, survivor generally became sole owner.”
“Darlene’s scheme attempted to sever that.”
“If her trust deed were valid, her trust would hold Logan share instead.”
Megan felt sick.
“So she specifically wanted prevent me inheriting his half.”
“Yes.”
Logan looked away.
Darlene’s fear explicit.

Avery Heritage Property Trust.
Beneficiaries Logan and Finn.
If Logan died, Finn.
Trustee Darlene until Logan age? He is 35; odd. Darlene trust control until Finn 30 maybe. Logan listed beneficiary but not trustee. Ridiculous if he knowingly transferred.

Client states son will execute deed separately.
So Darlene represented consent.

Trevor invoice:
Title coordination and family property preservation.
Then document service.
Trevor certification:
Owner authorization confirmed.

Recorded deed.
Then subsequent emails about Megan.
Darlene:
She cannot know about first deed until second ready. She’ll panic.
That destroyed claim she planned transparency.
Logan read.
His face hardened.
Megan touched hand.
Then:
Property appraisal requested by Darlene without owners authorization? Appraiser visited exterior only claiming estate planning. Megan remembered car.
Valuation:
$1.34 million.
Darlene intended trust hold valuable property.

Then:
Draft occupancy agreement allowing Megan to remain while married to Logan or until Finn age 18 if Logan deceased, subject to trustee discretion on remarriage.
Megan stopped.

“Draft.”
“Not signed.”
“Still intent.”
Megan felt insult.
Darlene planned widowhood.
Conditional.
As though Logan’s death followed by Megan someday loving again forfeited home.
Logan stood.
“I need walk.”
He went backyard.
Megan let.
Ten minutes.
He returned.
“I’m okay.”

“Better.”
Paper trail also showed no effort to harm Megan financially beyond house title.
No secret bank access.
No custody petition.
Good.
Keep scope plausible.
Darlene fixation house.

At night he did bottles/bedtime.
Finn began recognizing:

Logan froze.
Megan screamed.

Finn laughed.

Logan cried.
Paperwork forgotten.
